A Modular Milestone: Recapping World of Modular 2025
The Modular Building Institute (MBI) successfully hosted its annual World of Modular conference from April 7 to 10, 2025, at the iconic Bellagio Resort & Casino in Las Vegas. The event welcomed an impressive total of over 1,670 attendees from around the globe, demonstrating the growing interest and strength of the modular construction industry.
As a first-time attendee, I found this event to be of special significance. I had the honour of presenting a session focused on developing affordable modular housing communities on surplus lands owned by faith-based organizations. Leveraging modular construction to address housing affordability is a topic I'm deeply passionate about, and I'll be sharing detailed insights from my presentation in an upcoming blog post.

One of the most enjoyable aspects of attending World of Modular was meeting so many industry colleagues face to face. Many of these connections began as professional relationships on LinkedIn, and being able to interact in person significantly strengthened those bonds. These personal interactions allowed for deeper conversations, exchanges of insights, and the sharing of experiences that aren't always possible through digital means alone.
Inspiring Keynote by Kyle Scheele
The conference opened with an inspiring keynote address by Kyle Scheele, who delivered a memorable talk emphasizing the universal nature of creativity. Kyle encouraged us to trust our ideas, no matter how unconventional they might seem initially. He outlined five essential elements that transform any idea from merely imaginative to impactful: giving your idea a chance, capturing your idea immediately to ensure it has a home, prioritizing the actual launch rather than waiting for perfect timing, protecting your idea until it matures, and assembling a dedicated crew to support the idea’s execution. Kyle’s keynote set a motivating tone for the conference, reminding everyone that creativity is not reserved for a select few but available to all of us.
Highlight Session: Modular Contracts from AIA
My favourite technical session was on the newly published contracts by the American Institute of Architects (AIA) specifically designed for volumetric modular construction. This session was particularly compelling because it addressed a longstanding gap in contractual frameworks within the modular construction industry. Traditional architectural and construction contracts have historically fallen short in addressing the specific workflows and constraints of modular projects. To create these documents, the AIA engaged directly with industry professionals to thoroughly understand modular-specific needs, risks, and processes.
Two important highlights emerged from this session. The first was defining the "Design Freeze Date," a critical milestone for modular projects. Unlike traditional construction, modular projects cannot accommodate late-stage changes without incurring significant costs and delays. On-site modifications are not viable because manufacturing processes are precise and tightly scheduled. The second notable point was redefining the concept of "Site" within contracts to explicitly include the manufacturing facility itself. These adjustments ensure that contracts accurately reflect the modular industry's operational realities, marking a significant advancement in how modular construction is managed legally and administratively.
UTILE’s Innovative Consortium Model
Another session that stood out was presented by UTILE, focusing on their innovative multi-project partnership model. UTILE emphasized assembling a core team of consultants, modular manufacturers, and general contractors, all bound together by a consortium agreement for multiple projects. By repeating similar building typologies across different developments, UTILE achieved increased efficiency and lower overall costs, resembling true manufacturing models.
However, as an architect whose work involves diverse clients and a variety of off-site construction methods, this model raised questions regarding exclusivity and flexibility. While UTILE’s approach undoubtedly creates efficiencies through repeated collaborations, it may impose limitations on architects and modular builders who seek a diverse portfolio. Nonetheless, UTILE’s successful implementation of this model provided valuable insights into how long-term partnerships can enhance project delivery.
Exhibition and Fun Highlights
Beyond sessions and keynotes, the exhibition floor buzzed with activity, showcasing an array of innovative products, services, and emerging technologies from numerous companies in the modular construction sector.
The event also featured engaging social activities, including door prize drawings and grand prize contests. I was fortunate enough to win one of the door prizes, although my luck seemed to run out when I wasn't selected to compete in the highly anticipated foosball tournament for the grand prize.

Networking was an essential part of the World of Modular experience. From the energetic opening party and networking receptions hosted by various MBI councils to the grand finale Awards Banquet, opportunities to engage with peers were plentiful. Informal evening gatherings were equally valuable, whether enjoying laughter-filled evenings with my fellow Canadians or discussing future collaborations with clients and fellow architects from the United States.

Attending World of Modular 2025 was an unforgettable and rewarding experience. Though it was my first time, it certainly will not be my last. I'm already looking forward to returning in the future, working towards eventually earning the prestigious 25-year member ribbon. Until then, I remain inspired and enthusiastic about contributing to the ongoing growth and innovation in modular construction.
